Lucky Dog Ranch

When Water Becomes Scarce, Senior Priority Matters.

Set on 42.7 acres just minutes from Aspen, Lucky Dog Ranch is a remarkable blend of luxury, recreation, agriculture, and privacy. Nearly 2,000 feet of Woody Creek frontage, productive irrigated meadows, multiple residences, equestrian facilities, and an exceptional portfolio of senior water rights create one of the valley's most complete legacy ranch offerings. Whether enjoyed as a private family retreat, working ranch, or multigenerational estate, the property offers a lifestyle that is increasingly difficult to replicate.

Woody Creek running through Lucky Dog Ranch

Water is the asset that sets Lucky Dog Ranch apart. The ranch's senior irrigation rights date to 1894, and in Colorado's prior appropriation system, seniority is everything: in a dry year the oldest rights are served first and newer ones go without. Rights of this age rarely come to market.

The portfolio is as deep as it is senior — three separate sources of irrigation water, two exempt domestic wells, two stock-watering springs, and two ponds, one of them spring-fed. Together they support flood-irrigated hay meadow and pasture, livestock, landscaping and gardens, the ponds, and domestic use for the residences. The Salvation Ditch right carries no ditch-company assessments and generally delivers from mid-May through October.

Senior priority, diverse sources, and real agricultural capacity — this combination is what distinguishes Lucky Dog Ranch from comparable properties in the Roaring Fork Valley, and it is not something a buyer can add later.

The Vagneur Family

In the late 1880s, a Val D’Aosta (French-speaking Northern Italian) immigrant named Jeremie Vagneur first moved to this land in search of destiny. He arrived in what is now the Woody Creek basin, sent for his wife Estephanie and their two sons, and called it the Elkhorn Ranch. In 1903 the ranchers of this valley finished the Salvation Ditch: twenty-three miles of hand-cut canal from east of Aspen out to Dry Woody, moved with draft-horse teams, dynamite and shovels. Jeremie Vagneur supervised its construction. It crosses through the 42.7 acres of now Lucky Dog Ranch, carrying the senior water rights originally appropriated in 1902. Four generations of Vagneurs lived in the farmhouse Jeremie built, and it stands here today at the center of Lucky Dog Ranch, beautifully restored and enlarged by the current owners for the next generation who will call it home.
